Buyer Partial Commission Rebate

If you retain our services to help you purchase, finance, and close your next home, we will give you a rebate of 50% of the commission we receive from the listing agency at closing. This could mean a rebate of up to $4500 if you purchase a $300,000 home.

Here's how the program works:

--You retain us as your Buyer Agent during your home search process and sign a contract to purchase a house.

--You finance your purchase through Advocate Mortgage Services, our Mortgage Company, and use our ‘closing’ services. Established in 1994, Advocate Mortgage Services has provided mortgages in excess of a half billion dollars with $100 million during 2003 alone.  Advocate Mortgage Services is dedicated to offering the lowest ‘rate cost combinations’ mortgage package for each individual mortgage product. This is accomplished by subsidizing the mortgage loan with income we receive from providing the (lender required/state regulated) Title insurance. Traditionally, mortgages and Title insurance are considered two separate profit centers and a consumer receives no benefits from a mortgage company that provides the Title insurance.

Advocate Mortgage Services offers some of the lowest mortgage rates in the Pittsburgh market and we are typically a ¼% below those offered by retail mortgage companies at comparable costs. Compare our rates published each Sunday in the Post Gazette and Tribune Review.

--We will provide the commission rebate to you at the closing and you are responsible for any taxes that may be due on this money.
