HOW THE TRADITIONAL COMMISSION BASED SALES MODEL WORKS
To fully appreciate the value proposition of the signature Best of Both Worlds program, a consumer must first understand how the traditional model works, at least at a high level.
The standard commission, subject to negotiation, is 6-7% of a sale price. Half is typically payable to the company that lists the home for sale and the other half is payable to the company that brings the buyer. The same company may list and sell the home. Usually there is no reduction in the commission if the seller finds a buyer and the seller will be charged the entire commission by the listing company. This is true even though the listing company is willing usually to share with other real estate companies who bring a buyer.
For example, suppose you the seller lists your $300,000 dollar home for sale with a real estate company that is part of the local multiple listing service. While you as the seller can only pick one real estate company( even though you may inteview several), once listed by that company in the Multi-List, anyone of the hundreds of other companies( including the companies that you did not pick to list your home) and their agents know that if they bring a buyer that purchases your property, they will be paid the "selling agent" commission( which is typically half of the total). So if a company claims to sell all of the homes in a particular neighborhood, they can still sell your home even though you listed it with a competitor. In this instance, with a 6% commission, the total commission would be $18,000 dollars. Half, or $9,000 dollars would go to the company that "lists" your home for sale and the other half ($9000) would go to the company that brings the buyer. The same company may both list your home and bring a buyer.
