HOW THE TRADITIONAL COMMISSION BASED SALES MODEL WORKS

To fully appreciate the value proposition of the signature Best of Both Worlds program, a consumer must first understand how the traditional model works, at least at a high level.

The standard commission, subject to negotiation, is 6-7% of a sale price. Half is typically payable to the company that lists the home for sale and the other half is payable to the company that brings the buyer. The same company may list and sell the home. Usually there is no reduction in the commission if the seller finds a buyer and the seller will be charged the entire commission by the listing company. This is true even though the listing company is willing usually to share with other real estate companies who bring a buyer.

For example,  suppose you the seller lists your $300,000 dollar home for sale with a real estate company that is part of the local multiple listing service. While you as the seller can only pick one real estate company( even though you may inteview several), once listed by that company in the Multi-List, anyone of the hundreds of other companies( including the companies that you did not pick to list your home) and their agents know that if they bring a buyer that purchases your property, they will be paid the "selling agent" commission( which is typically half of the total). So if a company claims to sell all of the homes in a particular neighborhood, they can still sell your home even though you listed it with a competitor. In this instance, with a 6% commission, the total commission would be $18,000 dollars. Half, or $9,000 dollars would go to the company that "lists" your home for sale and the other half ($9000) would go to the company that brings the buyer. The same company may both list your home and bring a buyer.


VALUE PROPOSITION FOR FEE FOR SERVICES MODEL

The "Best of Both Worlds" program enables a seller to list the home for sale and pay for only the services that are desired and retains the incentive to find a buyer and save thousands of dollars. This is not a limited service program. The plan includes, what we believe is, everything needed to successfully sell your home. We provide  you with the standard forms, information about sales and current competition in your market, counseling and guidance on how the process flows, signage, lockbox for other agents to access your home, the costs you can expect to pay as a seller to the parties involved and the government and access to the thousands of agents with buyers in your market area.

What most sellers would choose, if possible, would be to sell their home without the cost of the potentially huge real estate commission but, in order to get access to the buyers looking for homes with agents who belong to a real estate company that is part of the local multi-list, they must agree to an "Exclusive Agency" where , once signed, the seller agrees to pay the full commission no matter if the buyer lives in the same neighborhood and buys the home the next day  after seeing the For Sale sign go up. The seller has zero incentive to save any of the commission by making an effort to market the home for sale.

For a one time fee, up front, the Best of Both Worlds program give the seller access to the buyers looking for agents in the multi-list but also retains control so that the seller only has to pay the "Selling Agent" commission, if a Selling Agent brings a buyer. A la Carte Real Estate gives the seller the option of having buyers that contact A La Carte, to be directed to the seller, thus saving the Selling Agency side of the commission. The seller can pursue marketing efforts , like a for sale by owner, but due to multi-list rules may not actually call themselves "a for sale by owner" and must clearly indicate in any advertising that A La Carte Real Estate is the listing company. Of course, A La Carte, if the seller elects, will refer any prospective buyers directly to the seller.

The program gives the seller, access to the Multi-list buyer, recent sales data to help the seller establish the price, a lock box so that other real estate agents can show the property, the sellers estimated costs, standard forms that are used in the sale of real estate, listing on Realtor.com, personalized yard signage, personalized consultation on options to structure financing for the buyer and screening and prequalification of potential buyer along with incentives from time to time for buyers to choose the sellers property over the competition , such as FREE APPRAISALS. The program does not include contract negotiation or other post listing services but they can be purchased as hourly rates.


WHY USE THE LOCAL MULTIPLE LISTING SERVICE(MLS)

The local multiple listing company is an association of most of the real estate companies in an area. Buyers often look for home with those realtors. It, in short, is a market unto itself. To get access to those buyers, sellers pay a premium by way of real estate commissions in order to list homes in the multi-list for access to those buyers.

If you do not list your home with a real estate company that is a member of the multiple listing service, then you only have that company and its agents working for you to bring a buyer. It is unlikely another company that is part of the multi-list will bring a buyer because there is no assurance that they will receive a commission unlike if a seller lists their home with a member company.

The steps involved in selling your home are typically: Preparing your home to put on the market including staging; Putting your home up for sale either on your own or with a real estate company; receiving and offer and negotiating; Accepting an offer with conditions; Satisfaction of the conditions; preparing to move your furnishings; Closing.
